We play a special role as a real estate development consultant: instead of owning the projects we develop, we are solely focused on our clients’ best interests and helping their projects succeed.
We help local companies and national clients find space, navigate permitting, shape public opinion, and ensure that projects get done.
We work with architects, attorneys, brokers, developers, engineers, and other real estate professionals to bring our specialized expertise to bear on behalf of their clients.
And we work with large institutions and universities to help execute their long-term visions.
We provide our services on a la carte basis, happy to simply fill in any gaps in the project team or handle a whole project from soup to nuts. Our goal is to provide our expertise where it is of most benefit, allowing our clients and colleagues to get back to what they do best – whether running their business or providing their specialized expertise to the project team – knowing that we’re taking care of what’s needed for project success.
FinancingA project can’t succeed if the dollars and cents don’t add up. The development costs must be within the budget and once the project is completed the revenues must be sufficient to cover operating costs, debt service and provide an attractive return on investment. We work with clients to prepare and update project budgets for the development, as well as for long-term operations. We also work with clients to structure and obtain project financing, including use of public sources and tax credits where applicable. Our financial services include:
- Due-diligence assessments
- Development budgets
- Operating pro formas
- Project financing
- Consulting on and working with potential lenders
- Market analysis
- Use of public financing tools, including various loan and grant programs
- Use of tax tools, such as New Market Tax Credits, Historic Tax Credits and Tax Increment Financing
Project ManagementWe can oversee the entire development process, including strategy, team management, financing, community relations, and logistics, or fill in what’s needed on an a-la-cart basis. We love to collaborate with colleague firms. Our Vermont project management services include:
- Assembly and leadership of project teams (attorneys, engineers, architects, other specialists)
- Project schedules and action plans
- Feasibility assessments
- Consensus building with key constituents
- Owner’s representation during construction
- Public relations
